Design-Build Process

What separates our plans from everyone else?

  • We do more planning up front and the plans reflect that.
  • We include interior elevations of every room
  • We include color renderings of the exterior of your project
  • We provide 3D drawing for you to get a better perspective of your project.
  • Our details sheets were created with the collaboration of an architect and contractor to provide the best practices with all of our details.
  • We want our plans to be very detailed and complete so that there is no guesswork with the subcontractors and workers that will be completing your project. This will also dramatically reduce the possibility of change orders/cost increases.

Design-Build Process – Residential

Phase I: Conceptual Plans/Budget

  • (3) conceptual floor plans w/ rough budget
  • Comprehensive owner need analysis
  • Meeting with the building department and zoning to clarify any specific project requirements
  • Landscape Conceptual drawing if needed

Phase II: Design Development

  • Design Interior Space if needed
  • Design Exterior Space if needed
  • Design Landscape and Building Site if needed
  • Design Plumbing, Heating and Air, Fire Sprinklers & Electrical systems
  • Floor plan revisions as needed
  • Prepare itemized budget

Phase III: Construction Documents

  • Submission of plans to the building department – approved plans–ready to move to construction phase of project
  • The drawings will consist of the floor plan design, interior elevations, exterior elevations, sections, plumbing, electrical, heating and air, fire sprinklers and general notes that are required by the building department
  • Client and interior designer begin selection of colors/finishes
